What's new in the Palm and Hibiscus Islands?

I've all the juicy "deets" for anyone who wants to know!

Despite offering urban comforts and easy access to Miami's top communities, Miami Beach and Metro Miami, the Palm and Hibiscus Islands boast a secluded luxurious lifestyle, a selling point for affluent residents who want to reap the advantages of living on a peaceful island in their multi-million dollar mansions — without the "FOMO (fear of missing out)!"

And boy, do they not miss out, especially in innovative community enhancements, reconstructions, and transformative efforts — or even getting first dibs on the best homes or lots in Miami!

In fact, the Palm and Hibiscus Islands are throwing a few more their way, ensuring they enjoy a "leveled up" life on the water in two of Miami's most coveted addresses!

Here are 2 things new to watch for in the Palm and Hibiscus islands.

Palm And Hibiscus Islands Version 2.0 — The Latest Completed Projects On The Islands

Where: across Palm and Hibiscus Islands

When: Happening Now!

Last 2021, the City of Miami Beach commenced a massive neighborhood project for the Palm and Hibiscus Islands, which included reconstruction of the islands' right of way, new water and stormwater systems, installing new pump stations and generators, upgrading sanitary sewer infrastructure, new street lights, raising and rebuilding roads, and landscaping across the communities.

Though there were some delays, the project finally reached the final stages in February, and the islands now boast new equipment, road enhancements, and a landscaping design by Craven Thompson and Associates!

Indeed, with these improvements, life in Palm and Hibiscus Islands just got better!

An Empty Lot For $23.9 Million?

Palm and Hibiscus Islands have always been known for their ridiculously expensive estates and waterfront mansions, but just recently, a 30,000-square-foot Palm Island lot went on the market for $23.9 million.

Yes, an EMPTY lot for millions of dollars — and it was Al Capone's Florida address!

Okay, he didn't list the property for obvious reasons, but it's where his stately Spanish Colonial-style villa, alongside a private beach, gatehouse, and a massive 60-foot pool with a cabana, stood for decades before being torn down in 2023.

It was also the last place he lived in before he died of a heart attack at 48.

The now-empty waterfront lot, located on the new Estate Row and surrounded by $50 million-plus homes, can accommodate a brand-new mansion spanning up to 15,000 square feet.

Is it a steal for $23.9 million?

Considering its location, 100 feet of water frontage, size, and ties to Capone, it's a rare parcel of this caliber on Palm Island!
