Cocoplum is a guard gated community in Coral Gables and has 302 high-end estate homes (172 waterfront) on 350 acres. Besides its gorgeous surroundings, many people live here because of the resort style living (see video below) and that it is one of the safest neighborhoods in the country. The properties lot sizes range from a little over a quarter acre to well over an acre.

So far in 2017 thru the end of May, there have been 11 homes that have sold. Seven of the homes that sold were dry lots (non-waterfront). The least expensive home that sold was located at 8250 La Rampa Street and was on the market for 196 days before an offer (financed) was accepted. It sold for $1,780,000 which amounted to $410 per square foot on a 16,470 square foot lot.

The home that sold for the most this year in Cocoplum was at 29 Tahiti Beach Island Drive and went for $5,000,000 (financed sale). The sale price was a discount of roughly 20% from the original asking price of $6,200,000. This mansion had just over 12,000 square feet under A/C and just under an acre of land on a dry lot. This amounted to $415 per square foot, similar to the least expensive home that sold at 8250 La Rampa Street for $410 per square foot.
