What's new in North Beach? 

I've all the juicy "deets" for anyone who wants to know!

From providing locals and tourists with a tranquil retreat on the sparkling sands of Miami Beach's northern tip, South Beach's "sleepy cousin" sets out to fill its coveted spaces with new residential and commercial developments, stylish dining spots, community facilities, luxury hotels, and affordable housing, to transform into a world-class destination far from the North Beach you've known!

And from the looks of it, it will be hard NOT to love this NEW VERSION!

Here are 6 things new to watch for in North Beach.

An $15.8 Million North Beach Oceanside Park Renovation Completes With More Community Projects Underway!

Are you curious about the projects lined up for the thriving beachside community of North Beach?

Well, you're in luck — we have the down-low on North Beach's completed and ongoing projects, including a $15.8 community park renovation!

First to be completed is North Beach Oceanside Park's (8328 Collins Ave.) massive $15.8M facelift, which brought a net increase of 188 trees to the park and adjoining parts of the Beachwalk, alongside new concrete pathways, additional landscaping, new signage, refurbished restrooms and picnic shelters, ornamental entrance gates, upgraded perimeter fencing, security camera infrastructure, and turtle-friendly lighting.

The City of Miami Beach also held a groundbreaking ceremony for the Ocean Terrace Park & Streetscape Improvement project (Ocean Terrace, Miami Beach, FL 33141) last Oct 2023, a planned development over a decade in the making that will feature a new pedestrian promenade, beach drop-off area, and a recreation destination.

The project also includes the construction of pedestrian pathways, improved storm drainage, new landscaping and irrigation equipment, turtle-friendly lighting, a bike lane, water features, an open-air pavilion, security camera infrastructure, a portion of the Beachwalk, and beach access along Ocean Terrace's two-block stretch!

Will there be more enhancements in the pipeline?

Don't quote us on this, but we're pretty sure this ongoing revitalization is only the FIRST step! 

From what we've heard, there are more North Beach redevelopment and preservation projects underway!

Five Residential Developments Spearhead North Beach's Ambitious Transformation

Where: across North Beach

As North Beach embarks on a significant transformation, locals anticipate five new residential constructions on the horizon, with THREE rising in the next two years! 

The masterminds of these ambitious projects?

Famous developers like Russell Galbut, Matis Cohen, Lefferts, Constellation Group, Sandor Scher, Alex Blavatnik, and more!

In 2024, 72 Park (580 72nd St.), a 22-story, 206-unit condo building with an 8,500-square-foot retail space, and Ella Beach Miami (6940 Abbot Ave.), a 10-story, 95-unit condo tower with 2,500 square feet of ground-floor retail will join North Beach's collection of communities.

There's also a 231-unit condo project with 14,000 square feet of retail space called 72 Collins Condominium (7140 Collins Ave.) slated for 2026.

And yes, there's more!

Albeit still in the early stages, North Beach is also expecting a Sandor Scher and Alex Blavatnik mixed-use project called Ocean Terrace (between 74th Street and 75th St., Collins Ave.), which will offer 62 condos, a 42-key hotel, 24 condo-hotel rooms, and 15,000 square feet of commercial space, and the Town Center Gateway (666 71st St.), a 13-story mixed-use building with 126 apartments and a massive retail space!

We're putting it out there — a BRIGHT future is ahead for North Beach, and the exciting changes are UNSTOPPABLE!

MIA Brings Workforce And Senior Housing Projects To Normandy Isles!

Thanks to the Live Local Act, two more housing projects will unfold in the North Beach community of Normandy Isles — one for residents 62 years and older and an 8-story, 120-unit residential building with capped rents for the city's working class!

Yes, peeps, you read it right!

Just last April 8, the Miami Beach Office of Housing and Community Services, in partnership with the Housing Authority of the City of Miami Beach and Atlantic Pacific Companies, held a groundbreaking ceremony for North Beach's newest affordable senior housing developments, Vista Breeze (280 South Shore Dr. & 185 South Shore Dr.), two, four-story buildings a short walk from the Normandy Shores Golf Course, slated to complete in 2025.

There is also a proposed affordable housing project on 1960 Normandy Drive, this time for North Beach's working class, which will feature 120 apartments with capped rents at 80% of the county's area median income and ground-floor retail space!

These two new projects join The Heron, a completed senior housing project at 1158 Marseille Drive, and the conversion of Lombardy Inn Hotel (6300 Collins Ave.) into a 65-unit workforce housing last 2023!

Are we looking at more affordable housing in North Beach's future?

A New North Beach Hotel? Here's What We Know So Far —

Where: 6747 Collins Ave., Miami Beach, FL 33141

When: TBA

Will we see a new Urbanica hotel rise in North Beach?

In 2019, Urbanica Management, a leading world-class hotel chain, purchased a .98-acre site in North Beach for $40 million to build an 11-story hotel with 209 suites called Urbanica Beach.

But, nearly three years later, the organization made a few adjustments to the proposal to move forward with a 16-story hotel instead.

Did the venture push through?

While we're still waiting on new updates, if approved, this anticipated commercial development will offer 160 rooms, 5,314 square feet of restaurant space, and a "sleeker and more modern" design than its previous proposal.

Roberta's Long-Awaited Miami Comeback Is A Few Months Away!

When: Summer 2024

Are you ready for a daily dose of the Big Sting Pie, Brooklyn charm, and "gastro-commune" vibe of Roberta's Pizzeria?

Well, you better be because NYC's famous pizza destination is the newest addition to 72 Park, North Beach's soon-to-open luxury condo tower!

Scheduled for completion in Summer 2024, Roberta's will wrap around 72 Park's northwest corner, occupying 3,000 square feet of prime, ground-floor retail space, and promises to bring its beloved wood-fired pies,  house-made charcuterie and a fun and memorable dining experience for pizza lovers!
